What we provide


Title Insurance
All American Title offers title insurance which guarantees against   any loss resulting from defects or liens by issuing Title insurance after an extensive title search of the real property which we get by searching the Public Records of the County in which the property is located.  We also request written payoffs of any liens, order surveys, termite inspections, check to see if homeowners insurance is in place, coordinate closing schedules with, realtors, lenders, sellers and buyers all in a timely manner to accommodate all involved parties.

What does title insurance insure?
There are basically two types of Title insurance, one insures the buyer of the real property and is provided normally by the seller.  This is an Owners Title Policy, which  protects  against  unpaid taxes, debts, liens  or a boundary line dispute  perhaps a mechanic’s lien, utility assessments , home improvement code violations. All American Title takes this seriously and we look very carefully to give you peace of mind in your real estate purchase of a new home or even a vacant lot on which you may build your dream home.

The second is the Lenders Title Insurance Policy. All lenders require insurance of
 their investment or mortgage loan. This policy does not insure or protect the buyer’s interest in the real property.

Title insurance premiums are set by the Florida Department of Insurance and are based on the Sales price of your home. All Title company’s use this rate the difference in prices are what is charged for the search, settlement and exam of title. Quotes are available upon request so check before you close on all costs involved in completing your closing transaction.
